The Queensland First Home Owner Grant (FHOG) provides $30,000 for eligible first home buyers purchasing or building a new home valued under $750,000. This doubled grant amount applies to contracts signed between 20 November 2023 and 30 June 2026, after which it reverts to $15,000. Combined with the new First Home (New Home) concession offering zero stamp duty on new properties (no price cap from May 2025), first home buyers can potentially save over $60,000.
Standard conveyancing in Brisbane takes 30 days from contract exchange to settlement, which is the most common settlement period in Queensland. However, settlement periods can be negotiated between 30-90 days depending on circumstances. Your conveyancer handles all legal work during this time including title searches, contract review, and settlement preparation. Electronic settlement via PEXA happens on settlement day.
The Seller Disclosure Statement (Form 2) became mandatory on 1 August 2025 under the Property Law Act 2023. Sellers must provide this disclosure before a buyer signs a contract, covering property details, encumbrances, and known defects. If a seller fails to provide Form 2, buyers have the right to terminate the contract up until settlement. This applies to residential, commercial, and vacant land sales. PEXA (Property Exchange Australia) is Australia's electronic property settlement platform. Since February 2023, electronic conveyancing via PEXA has been mandatory in Queensland for most property transactions. PEXA enables simultaneous transfer of funds and title, making settlements faster and more secure than paper-based processes. All conveyancers in our network are PEXA certified to ensure smooth electronic settlements.
